Electrical Inspection Condition Reports (EICR) are full-scale inspections of electrical systems and installations. From July 2020 the (EICR) became a Legal Requirement for Landlords to ensure are in place within 30 days of occupancy and should be made available to the Local Authority upon request, in addition to the Landlord and Tenants Act (1985) and Health and Safety at Work Act (1974) which outline the responsibilities that landlords and employers have with regards to the safety of tenants and employees respectively.
EICR inspections ensure that the property has no electrical faults not identified through a visual check. Several faults may occur, such as electrical circuits being overloaded or overheating during use. If any electrical circuit is not professionally installed – for example, without earthing, bonding or RCD protection it may potentially be a shock hazard or cause a fire. EICR testing will identify any defective electrical work within the electrical installation. Upon completion of the inspection, you will be issued with an EICR Certificate of Safety, giving you peace of mind that your electrics are safe and compliant.
